General range of service offering
Any of the following services is modularly available and will have to be precisely defined in a service agreement:
Commercial facility management
- Ascertainment and scrutiny of actual property and estate costs, preparation of a business plan, displaying of recoverable and non-recoverable costs, submission of proposals which improve operating results (including local taxes and facility-related insurances)
- Management along the residential property law (condominium act/WEG), i. e. preparing annual statements, enforcing house rules or conducting the annual WEG-assemblies
- Arranging, negotiating, improving and monitoring all supply and performance contracts related to the real estate, including the soliciting of quotations; we prepare contracts so that they are ready to be signed or act in the client’s name along clearly defined powers of attorney.
- Ascertainment, maintenance and processing of all relevant data (related to the property and contract) through our highly efficient and state-of-the-art management software (SIDOMO 2008)
- Preparation and administration of tenant-data and documents, development of tenancy agreements for residential, commercial, industrial, and parking space estates, (i. e. tenant support and assistance, handing- and taking over of rentable units)
- Property and management accounting (i. e. rental accounting, dunning-processes, invoice processing and booking), evaluation of the results in the form requested by the client (i. e. allocation to account and sales tax invoices, preparation and transmission of the sales tax summary report and – declaration (via Elster)
- Enforcement of maintenance fee- and utility billing, organising and monitoring of heat billing
- Commitment to property management (no centre management).
On request we organize active and efficient property marketing as well as the targeted search for suitable tenants with experienced and specialized partner offices (brokers, project developers).
We organize and monitor all technical and infrastructural property management services for our clients according to their specific quality requirements and within their individual financial frameworks. If desired, the workings will be put out to tender and will be adduced by efficient and established partners on the client’s terms and conditions.
- Maintenance, inspection and overhauling of any technical systems in buildings
- Ascertainment, enforcement and following up on warrantee claims of our client with the support of authorised experts and official referees
- Maintenance of the building and performance of all aesthetic repairs
- House caretaking (janitor, house cleaning, lawn and garden services, winter services, on demand 24-h-tenant distress call)
- Security-, reception- and gate-keeper services
- Collection and recovery services of recyclable materials, and waste disposal services
